6 Key Things to Consider Before Remodeling Your Home

SAN DIEGO, CA--(Marketwired - Jun 8, 2015) - A home remodel is very much like making a change to your investment portfolio. Just like any large investment it is a good idea to sit down at the kitchen table and talk with your spouse or partner about the remodel.

Sergei Kaminskiy, owner of the award winning Kaminskiy Design and Remodel, a San Diego home remodel company, says most people make the decision on a remodel and they have a kitchen or bathroom in mind and that is it. Sergei recommends taking it a step further and having a conversation about lifestyles, health issues, family growth plans, aging parents, work habits and other matters.

6 Key Things to Discuss:

1. Consider how long you plan to stay in the home - If it's short term, decisions are much easier than to plan for 10-20 years. If you consider your home a legacy home that will be in your family for years, you will need to give consideration to current and future toddlers, teens and aging parents. If the home is a legacy home, it will make sense to use the best materials for roofing, flooring, surfaces since quality materials can last up to 100 years.

2. Determine the quality of life issues - Maybe you need more space and are considering a room addition or another level added to the home. Should you move or stay and remodel? In some cases we have actually advised the client to move. But for some, moving is not an option and due to roots in the neighborhood remodeling is the right choice.

3.  Evaluate the health and physical needs of your family - This conversation is becoming more and more common as baby boomers continue to age. If you have an elder or you are an elder couple and don't want to move to a retirement community living on one level and avoiding stairs may be the best option. The same may be true if a family member has physical challenges. If this is the case, many clients choose to turn a downstairs room or office into a bedroom with bath. 

4. Analyze your family dynamics and flow - You like your house but everyone in the family is now bumping into each other in the kitchen, the hallways, and the bathrooms. The kids are in high school now and your mom has moved in with you. In this case, the flow is very important to the project. Maybe start with that unused dining room downstairs and start from there.

5. Assess your energy needs - If you are going to be in the house long-term, consider changing out all the appliances for smart energy appliances.

6. Calculate the cost of moving - Moving typically costs about 8 to 10 percent of the value of the current home. And don't forget to add in the costs of upgrades like carpet, furniture, painting, etc., and you can easily see how it adds up even more. 

Before meeting with a remodeler we recommend that you put together a list of all your family members' needs now and in the future and very long-term. Prioritize the list to show your home remodeler what is critical now and what will be important in the future. Once you have done this you are ready to start the design process.
