April Housing Starts in Halifax

HALIFAX, May 8 - New residential construction in Halifax decreased
in April compared to the same period last year. According to Canada Mortgage
and Housing Corporation's (CMHC's) preliminary data(1) released today for
Halifax, there were 84 total housing starts last month compared to 182 in
April 2008. There were 66 single starts last month compared with 110 in April
2008 while multiple starts fell from 72 to 18 units.
Single starts declined slightly less in April than in March. On a
year-to-date basis, single starts were down 46 per cent compared to the same
period last year. Multiple starts posted a weaker showing last month and are
now down 35 per cent through the first four months of 2009.
"The industry continues to see weaker demand as buyers and builders alike
proceed with caution in the current economic environment," said Matthew
Gilmore, senior market analyst with CMHC's Atlantic Business Centre.
In urban centres across Canada, total housing starts in April declined by
53 per cent, down to 8,063 compared to last year's total of 17,209.
Single-detached starts decreased 49 per cent to 3,526 units, while multiple
unit starts were down 56 per cent from 10,321 units last year to 4,537 units
this year. In the Atlantic region, 369 new units were started in April 2009
compared to 533 units during the same period in 2008.
