High-Quality Northwestern Ohio Farmland to Sell at Auction

VAN WERT, OH--(Marketwire - December 29, 2009) - Approximately 647 acres of prime farmland in Ohio's Van Wert and Paulding counties will sell at auction Tuesday, Jan. 26, with Schrader Real Estate and Auction Company conducting the auction.

The auction will include land with highly productive soils, including Hoytville and Pewamo silty clay loam. It will sell in nine tracts ranging in size from 10 acres to 155 acres.

"Farmland has been the bright spot for real estate, with little significant decrease during the recession, and the outlook for corn and soybean farms is positive. Prices have actually begun to rise in the last couple of months. During 2009, the number of farms offered for sale decreased substantially, indicating owners have been reluctant to sell their farms. This land offering may be one of the best buying opportunities for awhile," said Rex Schrader, president of the auction company.

The smallest tract -- 10 acres -- includes approximately five acres of woodland and approximately 335 feet of frontage on Harrison Center Road, creating potential for development or a private retreat.

"About half the tillable land in 2009 was planted in corn, with the other half in soybeans," said Schrader. "Some of this land has been yielding more than 60 bushels of soybeans and up to 235 bushels of corn per acre," he said.

Approximately 200 acres in three parcels are located near Payne, in Paulding County. The rest of the land is near Van Wert, in Van Wert County.
