July Housing Starts in Halifax

HALIFAX - Aug. 11) - Residential construction activity in Halifax decreased in the month of July compared to the same period last year. According to Canada Mortgage and Housing Corporation's (CMHC's) preliminary data(1) released today for Halifax, there were 177 total housing starts last month, compared with 284 in July 2008.

At 107 units, single-detached starts declined by 20 per cent compared to July of last year. Multiple starts declined also with only 70 units starting in July 2009 compared to 150 a year ago.

"While declines in single-detached starts have become less pronounced over the past few months, multiple starts and, in particular, apartment starts remain significantly lower compared to last year," said Matthew Gilmore, senior market analyst with CMHC's Atlantic Business Centre. "An increase of 20 per cent in semi-detached starts has helped prop up the overall multiple starts figures," added Gilmore.

In urban centres across Canada, total housing starts in July were down 32 per cent to 10,570 units compared to last year's monthly total of 15,456. Single-detached starts were down 28 per cent to 5,465 units, while multiple starts were down 35 per cent in July to 5,105 units compared to 7,603 units during the same period last year. In the Atlantic region, 858 new units were started in July compared to 1,144 units in July of last year.
