Lexington Condominiums realize substantial savings through energy efficiency retrofit

TORONTO--(CCNMatthews - Sept. 21) - Lexington Condominiums have achieved 27 percent savings in annual energy use following the completion of a $289,690 energy efficient retrofit. With utility costs representing approximately 50 percent of the building's operating costs, concerns about rising energy prices and aging equipment prompted requests for proposals from a number of leading energy efficiency firms. Toronto Hydro Energy Services Inc. won the contract because it clearly demonstrated how its recommended approach would deliver sustainable energy savings.

"With energy becoming so costly and some of our equipment nearing the end of its life span, this was a perfect opportunity to address the energy efficiency of our building," said Elizabeth Beaudin, Senior Property Manager, Lexington Condominiums. "We considered several options and, in addition to their pragmatic solutions, Toronto Hydro Energy Services were the only company to project the long-term energy cost savings. They clearly illustrated to our Board of Directors how the project would pay for itself."

The project focused on an energy efficiency retrofit of the building's boiler plant and projected $55,803 in annual energy savings, a reduction of 27 percent. Combined with $61,842 in energy efficient incentives from Enbridge and Natural Resources Canada, the energy savings resulting from the improvements will cover the project's cost in approximately four years.

"Our engineering team thoroughly explored all possibilities for addressing the board's objective of energy efficiency and the arrangement we proposed was the most cost-effective means of boosting the overall boiler plant efficiency," said Chris Tyrrell, General Manager, Toronto Hydro Energy Services. Piping associated with the building's boiler plant was reconfigured and new high-efficiency heating boilers were installed as the primary heating source. Several of the existing boilers were retained as a secondary heating source or to be used as back-up.

Toronto Hydro Energy Services handled all aspects of the project including applying for all available incentives, engineering design, construction and project management. The project was completed late in 2004 and proceeded without any disruption in service to residents. "We were very impressed with Toronto Hydro Energy Services. They were always professional, and attentive -- any issues that came up during the process were quickly resolved. And they delivered what they promised. The energy savings we've realized will go a long way in helping contain operating costs as energy prices rise," said Elizabeth Beaudin.

Lexington Condominiums are located at 45 Carlton Street in downtown Toronto. The 24-year old, high-rise building has 321 units and is home to a diverse range of residents including graduate students, professionals and retirees.
