Record $12 Million Lot Sale at The Strand at Headlands

DANA POINT, CA--(Marketwire - January 22, 2010) - The Strand at Headlands, one of Orange County's premier beachfront communities, has set an Orange County land sales record by selling an 11,246-square-foot lot for $12 million. The record sale translates to a price of $46.5 million per acre.

The Strand at Headlands is located in Dana Point, just south of the Ritz Carlton Laguna Niguel, and minutes from the St. Regis at Monarch Beach resort.

With nearly two miles of ocean frontage, The Strand is Southern California's final new beachfront community. This last-of-its-kind project consists of 118 custom homesites just off the white sands of Strand Beach. To date, 33 custom homesites have been sold with sales totaling more than $210 million.

"Although our sales pace has slowed with the larger economy, the pricing of our homesites continues to rise even in these tough economic times," said project developer Sanford Edward of Headlands Reserve LLC.

"This new sale confirms the outstanding value of our beachfront community. We don't have any third-party debt on the remaining 85 lots, so we can afford to be patient as we move forward with our remaining sales."

The $12 million lot sits on the front row of The Strand, a mere 25 feet above the beach in the North Strand neighborhood. It has a private, gated staircase in the backyard that provides direct access to the sandy beach below. The homesite will accommodate a custom home spanning more than 9,000 square feet.

According to Edward, the buyers of the lot are from Houston and have already selected their design team. It will take approximately six months to design and approve their beach home.

The Strand Design Guidelines allow homeowners complete architectural freedom in designing their home, he explained.

Of the 121-acre project, The Strand at Headlands has preserved nearly 70 acres in parks and open space.
