Southwest Iowa Auction to Include 2,139 Acres, Selling in 22 Tracts

RED OAK, IA--(Marketwire - February 8, 2010) - Approximately 2,139 acres of land in southwest Iowa will be offered at auction in two events set for Feb. 25 and 26, with Schrader Real Estate & Auction Company marketing the properties and conducting the auctions.

The auctions will employ Schrader's proprietary multi-tract system, which places large and small buyers on an equal footing in competing for the land, according to Vice President R.D. Schrader. The sales will be conducted at the Red Coach Inn in Red Oak, Iowa.

"Our multi-tract method allows us to offer the land in smaller tracts so that bidders can make offers on combinations of acreage best suiting their needs. The winning combination of bidders will be the one that brings the highest price for the entire property," said Schrader.

The auction on Thursday, Feb. 25, will include approximately 817 acres in Page, Taylor, Adams, Cass and Montgomery counties. The land will be sold in 11 tracts, ranging from 29 acres to 160 acres. "These properties include a combination of tillable cropland, with some nice hunting properties as well. More than 141 acres are enrolled in the Conservation Reserve Program (CRP)," said Roger Diehm, sales manager.

The event on Friday, Feb. 26, will include 1,332 acres in Adams and Montgomery Counties, consisting primarily of tillable cropland. Tracts sold on Friday will range from 32 acres to 303 acres.

"Combined, these two events will make up one of the largest offerings of farmland in southwest Iowa in recent times," said Schrader sales manager Roger Diehm. "The land being sold on Friday will include a good mixture of productive farmland with wooded draws that have excellent hunting potential in areas of the state that are well known for turkey, deer, pheasant and quail," Diehm said.
