A Green Building Grows in Brooklyn as Sustainable Development Comes to Park Slope

Bright City and Aguayo Introduce 5one5 Condominiums, 15 2- and 3-Bedroom Units Uniting Aesthetics and Environment

BROOKLYN, NY -- (MARKET WIRE) -- April 20, 2007 -- Bright City, a visionary all-woman development group, and exclusive broker Aguayo & Huebener, jointly announced the opening of sales for 5one5 Condominiums, a new development based on sustainable building practices and located on 13th Street between 5th and 6th Avenues in Brooklyn's Park Slope South neighborhood. The building, located at 515 5th Avenue in Park Slope, Brooklyn, will have its first Open House on Earth Day, Sunday, April 22 at 1pm.

Featuring 15 two- and three-bedroom homes, 5one5 Condominiums is a sleek, contemporary low-rise, which integrates seamlessly into the variegated texture of South Slope's streetscape. It features front and rear courtyards and distinctive living units with green building features not yet the norm in residential building developments -- natural and sustainable finishes, and a green roof featuring plantings that provide a pleasing, aesthetic touch and measurable environmental benefits.

Most notably, the development includes an array of features designed to improve indoor air quality. For example, wherever possible, 5one5 uses materials with no or low Volatile Organic Compounds (VOCs). "This is important," notes 5one5 co-developer Joanna Frank. "As we understand it, most indoor environments are considered ten times more polluted than the outdoor environment -- that's not good for anyone spending most of the day indoors." *

Units range from 936 to 1138 square feet, with one and a half or two bathrooms, depending on the model selected. With family living very much in mind, there are nine two-bedroom and six three-bedroom homes. Twelve of the 15 units have balconies and many of the layouts include generously sized dining areas. Two-bedroom units range in price from $669,000 to $795,000. Three-bedrooms are priced from $825,000.

"We are offering buyers a combination of excellent location, outstanding design and green building elements that help differentiate our building from other new developments rising in the South Slope," notes co-developer Aida Stoddard. She adds, "Environmental sustainability is very much on the radar of today's buyers, and we have listened to their demands."

"Sustainability in real estate development is clearly becoming a mainstream demand. As consumer awareness of environmental impact continues to grow, buyers are beginning to ask questions and look for certain features in buildings, particularly around energy consumption," notes Peggy Aguayo of Aguayo & Huebener, the exclusive broker on the project. "No buyer can afford to overlook the benefits offered by sustainable buildings such as 5one5. Integrating sustainability into the architecture is a triple-win."

5one5's sustainability and air-quality features include:

-- Energy Credits: The developer is buying renewable energy credits to
offset electrical usage in common spaces for one year. [Sustainability]
-- GreenGrid Roof: A planted roof to reduce energy costs and urban heat
islands, which will provide enhanced insulating properties and an extended
    roof life. [Sustainability]
-- Toto Plumbing Fixtures: The Toto company recycles all of the waste
from its manufacturing process. It is also an industry leader in the
development of fixtures that conserve water. [Sustainability]
-- Energy Efficient Appliances: Including an Energy Star rated dishwater
and an "Active Smart" refrigeration system that operationally is 40% more
energy efficient to operate than the manufacturer's previous model, and
    doesn't use ozone-depleting chemicals. [Sustainability]
-- Solar: Exterior lights use natural energy. [Sustainability]
-- Bamboo Flooring: This renewable resource is harvested from managed
forests and is manufactured with non-formaldehyde glues. [Sustainability
    and Air Quality]
-- Linoleum Tile Flooring: Made from cork powder, this is material
"rescued" from other manufacturing processes, and would normally be
discarded. It does not contain PVC as found in vinyl tile products.
Instead, it contains linseed oil, which creates a natural barrier that
prevents bacteria from growing. [Sustainability and Air Quality]
-- Fireslate Countertops: This material contains no VOCs (volatile
organic compounds), is manufactured using 15 % recycled materials, and
recycles over 50% of the waste from its manufacturing stream.
    [Sustainability and Air Quality]
-- Aiko Kitchen Cabinets by B&B Italia: Made with zero-waste
particleboard that utilizes low-emission glues and resins. Varnishes on
cabinets do not include substances that damage the ozone layer, and are
strictly free from formaldehyde emissions. [Sustainability and Air Quality]
-- Custom-made Bamboo Upper Kitchen Cabinets: Bamboo is harvested from
managed forests and is manufactured with non-formaldehyde glues.
