A Welcoming Response From Montrealers to DevMcGill's New Condominium Project : Univers

MONTREAL, QUEBEC--(Marketwire - Aug. 23, 2012) -

Editors Note: There are three photos and one video associated with this press release.

DevMcGill®, an award-winning Montreal developer with 15 years of experience in the development of condominiums, is pleased to announce the arrival of Univers, a major multi-phase, mixed-use condominium community located in Montreal's International Business District.

Just steps away from Square Victoria and bordered by the streets of St-Jacques, Notre-Dame and Gauvin, Univers proposes stunning architecture and high-rise condominium living with lifestyle commercial spaces on the ground floor. The project also offers access to the largest underground network in the world, Montreal's famous Underground City, and of course Montreal's subway system. Univers will offer a variety of living spaces ranging in price from $150,000 to $5 million. The concepts for the floor plans, the amenities as well as the prices have just recently been revealed to a list of registered guests. Within 4 days of the announcement, 125 people had already acquired a VIP Certificate at a cost of $1,000 in order to benefit from priority selection of the units when the sales are launched.

Reflecting on the current condo market in Montreal, Stéphane Côté, president of DevMcGill had this to say: "Last week, the Housing Market Outlook for 2012-2013 for the Montreal region, published by the Canadian Mortgage and Housing Corporation (CMHC), was really encouraging especially considering the many varying opinions we have heard in the last few months regarding the condo market. The report notes that the construction of new condos will slow down a little, which is good in order to avoid over supply. It also reveals that resale prices will continue to rise and demand for condominium homes will stay strong as the target clientele is steadily growing. I have been developing condo projects for many years in Montreal and that is what I like about this city: steady, reasonable growth over the years, no big highs, no big lows. I know there are a lot of condos being built right now but CMHC data shows that it is simply a shift in demand. Fewer home buyers are opting for single-family homes and more and more are choosing condos. I am not surprised to read positive news about the condo industry as in 2012 DevMcGill's projects sold very well. Several new condo developments are currently being launched at the same time; however, there is a possibility that some will not reach their minimum number of sales in time to start their construction. The latest overwhelming success of Univers is just another example that there is a strong demand for units offering a great location and something unique at a competitive price."

Details of the new development will follow later but we already know that the Univers condominium project will comprise more than 500 units.

Combining all these features on one site, Univers is a unique project:

Incredible access: Univers' central location, right between downtown and Old Montreal, as well as its proposal for a link to the Underground City and the Metro system, will give residents easy and immediate access, rain or shine, to work and more than 2000 downtown commercial destinations.

Urban effervescence or tranquility at will: Residents of Univers will benefit from a location that will allow them to walk to all the action when the mood strikes or retreat to their quiet condominium complex when they want to relax. Those who own a car will be able to easily access and exit their immediate neighbourhood even during peak traffic hours, during Montreal's crowded festivals or the many events presented at the Bell Centre.

Historical cachet: Living right on the border of Old Montreal, residents will be able to enjoy the charming atmosphere of the ancestral city as well as easy access on foot to the Old Port.

Nature on display: Univers will boast incredible green spaces including unique gardens on the tiers of the buildings with draping vines and trees and a vast, landscaped inner courtyard with mature trees and water features.

Resort-style amenities with no impact on condo fees: 'Place Univers' on the ground floor will offer a variety of incredible 'à la carte' lifestyle commercial spaces including a day spa, gym and wellness centre. Condo fees will not be increased by these amenities; these services will be owned and operated by third parties and will not be the responsibility of the condo association.

DevMcGill's VP of Marketing, Louis Conrad Migneault, further points out: "In 2009, DevMcGill introduced the Interactive VIP Registration process in Montreal and we have been using it successfully to develop all of our condo projects. VIPs have a chance to influence and shape many aspects of the master-plan as well as the design of the units. Later, when the sales are launched, VIPs also benefit from priority selection of the condos and discounted prices."
