American Realty Advisors Announces Acquisition of Two 100% Leased Industrial Properties in Texas

GLENDALE, CA--(Marketwired - Jul 1, 2014) -  American Realty Advisors, a leading provider of real estate investment management services for institutional investors, announced the acquisition of GSW Gateway 1 and 2, located in Grand Prairie, Texas, which is in one of the largest distribution center markets in the U.S. This transaction is part of American's portfolio strategy to increase industrial exposure in the primary distribution hubs within the U.S.

Both assets are Class A warehouse facilities developed in 2000. They are strategically located on Great Southwest Parkway, 2.5 miles south of Dallas-Fort Worth International Airport, near several major transit arterials including State Highway 360, State Highways 161 and 183, and Interstates 30 and 20. Gateway 1 has 212,490 sf and Gateway 2 has 210,840 sf and offers 4,700 sf of office space. Both buildings have 30' clear heights, ESFR sprinkler systems, high efficiency lighting, and a healthy dock door ratio of approximately 1 per 5,600 square feet. The two buildings are front loaded, share a 220' truck court and provide ample parking.

Overall, the property is 100% leased to five tenants in diverse industries, including construction supplies, medical products, and food use. There is an excellent labor base in the surrounding area, and the property benefits from a triple-freeport inventory tax exemption.
