American Realty Advisors Completes the Strategic Disposition of Nine Industrial Assets

GLENDALE, CA--(Marketwire - Aug 7, 2012) - American Realty Advisors, a leading provider of real estate investment management services for institutional investors, announced today the strategic disposition of over 532,000 SF of industrial properties located across the U.S. These dispositions are part of American's ongoing investment strategy of selling non-tactically positioned assets to allow the re-deployment of capital into investments with higher performance potential.

  • Chicago Industrial Portfolio, comprised of seven single-story industrial buildings totaling 280,947 SF, is located in the city of Wood Dale, one of the most sought after industrial submarkets in the Chicago MSA. Recently, the Chicago industrial market has experienced significant cap rate compression and favorable pricing due to increased institutional investor demand. American took advantage of this opportunity to sell this industrial portfolio, successfully executing the investment strategy for its client.

  • 116 Lehigh, a 106,800 SF industrial warehouse building located in Northern New Jersey, was originally acquired by American in 2006. Upon expiration of the existing tenant's lease, American made the decision to sell based on projected risk analysis that concluded suboptimal long-term leasing and capital opportunities.

  • 746-876 South Milpitas is a 145,152 SF industrial building located in California's Silicon Valley. Since American began managing the property in December 2010, a rigorous asset management and lease-up strategy has contributed to the property's stabilization and a significant increase in occupancy. The property's recent repositioning and increase in rental rates enabled American to capitalize on the value associated with the remaining term of the lease and reduce future risk associated with potential tenant vacancy.
