Augusta Industrial Building on Five Acres to Sell at Auction Oct. 13

AUGUSTA, GA--(Marketwire - September 27, 2010) -  An Augusta industrial building with office, warehouse and manufacturing space will sell at auction Wednesday, Oct. 13, with Hagen Realty Group managing the sale.

The property, located on five acres of land just off I-520 and only five miles from Augusta's city center, is in a prime location and is ready for immediate occupation and use as a factory, warehouse, office or some combination, according to Jim Yosten of Hagen Realty Group.

"This 25,840-square-foot industrial building was built in 2004, is seated in a high traffic area just off I-520, and includes ample warehouse and office space with plenty of room for growth. It's just waiting to be put to good use," Yosten said.

The majority of the metal frame building -- 20,340 square feet -- consists of warehouse space, with office space making up the remainder. The insulated warehouse includes two overhead cranes with frames supporting up to 30 tons and six automatic drive-in doors ranging from 10x10 to 24x18 feet. The ceiling height reaches 34 feet in the center and 28 feet in the eaves, and the flooring is reinforced concrete.

"While the manufacturing space in this property is excellent, the office space is a major plus as well," Yosten said. "It includes nine offices, two workrooms, a kitchen area, a conference room, and central heating and air conditioning."

The office and warehouse space are separated by a two hour fire rated wall, and a security system is in place throughout the property.
