Black Eagle Farms Auction to Include Farmland, Riverfront, Recreational Land, Homes and Modern Poultry Facilities

LOVINGSTON, VA--(Marketwire - October 4, 2010) -  Black Eagle Farms -- three farms that span 2,406 acres in Virginia's Nelson and Amherst Counties -- will sell at absolute auction Tuesday, Oct. 26. The property includes waterfront land on the Tye and Piney rivers, pasture and cropland, recreational and hunting land, and nine homes. The properties are located approximately 35 miles south of Charlottesville.

The three operating farms, located within two to four miles of each other, will be offered in 34 parcels. The property has several barns as well as cattle and livestock work pens. Two parcels with a separate entrance feature poultry facilities that include a rearing house with a capacity of 24,000 "free range" chicks, as well as a poultry laying/egg processing facility, both built in 2007.

A 135-acre parcel with frontage on the Tye River includes a brick home built around 1790, with large white columns, a pool house with a spacious indoor swimming pool, a guest house and another estate home. "By selling this land in relatively small parcels, we're leveling the playing field. We could have one buyer of all the property, or we could have as many as 34 buyers," said Jim Woltz, president of Woltz & Associates, which will manage the auction. And because the properties offer a wide variety of land and amenities, Woltz said he hopes to attract a variety of bidders.

"Some parcels include pasture and cropland, some have excellent hunting and timber, and some include excellent future building sites," said Woltz.

"The vast majority of these parcels include some type of water frontage or natural water source. Many have spring fed branches that meander through the property, and many also have breathtaking views of the rivers, as well as the surrounding mountains," said Woltz.

The auction will take place on Tuesday, Oct. 26 at 2 p.m. in the Nelson Center in Lovingston, Va.
