Advisor Access: What makes shopping centers an attractive asset class to invest in?
Michael Carroll:
"Shopping centers, especially properties that are grocery-anchored, are an attractive asset class for a number of reasons. Because grocery retail is necessity-based it has a built-in flow of consistent foot traffic to our centers helping to provide resistance to economic cycles, as well as developments that are considered challengers to brick-and-mortar retail, such as ecommerce.

"71 percent of our portfolio is anchored by market-leading grocers and grocers account for 25 percent of our gross leasable area (GLA), the largest of all our tenant categories. The makeup of our portfolio clearly reflects our strong belief in the long-term fundamentals supporting the shopping center industry... "
