CISD Shows Faith in Woodforest Development Potential With Houston Real Estate Purchase

CONROE, TX--(Marketwire - July 11, 2008) - The Conroe Independent School District's decision to purchase 16.16 acres of premium Houston real estate in The Johnson Development Corp.'s Woodforest development is not only a boon to CISD residents, but also an affirmation of the new master-planned community's viability.

"School districts typically acquire land in areas where they anticipate high growth," said Virgil Yoakum, general manager of the Houston master-planned community Woodforest. "The district's purchase of a site in an emerging development such as Woodforest is a real validation of our future potential."

The district purchased the land off of Fish Creek Thoroughfare in Woodforest for an elementary school and reserved the option to purchase an additional 15 acres within the community for an intermediate school. The elementary school is slated to open for the 2011 school year.

"Working with the Woodforest development has been a very good experience," said Dan Cox, CISD's chief financial officer. "They have been great to work with and really are excited about our being in their community. I think it's a great opportunity and a really fair deal."

The CISD board also approved the sale of nearly $85 million in school bonds to finance the building of new schools and various school improvements.

Woodforest, which is in the preliminary stages of development, is located in Montgomery County, seven miles west of Interstate 45, four miles north of The Woodlands and three miles south of FM 2854. It will be a large-scale master-planned community with a population that could approach 18,000. Woodforest will be served by both Conroe and Montgomery school districts, although the majority of residents purchasing homes during the first phase of development will be served by the CISD.

Woodforest's master plan provides for a community with approximately 5,500 Houston new homes, retail and mixed-use properties, places of worship, schools and public safety services. The property includes lakes and streams, and the plan incorporates green belts, nature preserves and the existing 27-hole Woodforest Golf Club. By the end of 2008, 240 home sites in the first phase of development should be completed and homes will be under construction. Houston luxury homes will be priced from the $200,000s to $1 million.
