Comstock Partners and Fairfax County Select Contractor for Metro Parking Garage; Development of Reston Station Set to Commence

RESTON, VA--(Marketwire - February 4, 2011) - Comstock Partners, LC ("Comstock") today announced the selection of James G. Davis Construction Corporation ("Davis") of McLean, Virginia as the general contractor for the construction of the Metro parking facility at Reston Station (the "Reston Station Metro Facility"). Located on the Dulles Toll Road at the Wiehle Avenue exit in Reston, Virginia, the Reston Station Metro Facility is being built as part of a public-private partnership between Comstock and Fairfax County and will form the foundation for Reston's first Transit Oriented Development, a 1.3 million square pedestrian friendly mixed-use development to be built above the Reston Station Metro Facility.

Ground breaking is scheduled for spring of 2011. Completion of the Reston Station Metro Facility is scheduled to coincide with the completion of the Metro rail station in late 2013. The Reston Station Metro Facility is the only dedicated commuter parking facility currently planned for the first phase of the Silver Line extension to Dulles Airport and will replace the existing 800 space commuter parking lot currently located on a portion of the Reston Station property.

The Reston Station Metro Facility will be constructed substantially underground and will include a commuter park and ride facility, a transit bus depot, 2,300 commuter parking spaces, and several hundred parking spaces for the retail portion of the mixed-use development to be constructed above the Reston Station Metro Facility. The mixed-use development planned by Comstock will include office, retail, residential and hotel uses in multiple buildings surrounding a public plaza which will be connected to the Metro rail station currently under construction in the median of the Dulles Toll Road.

Planning is underway for the buildings that will rise above the Reston Station Metro Facility, which will include office, retail, residential and hotel uses. The Reston Station Plaza, located directly above the Reston Station Metro Facility and adjacent to the Silver Line Metro Station, will form the core of the greater Reston Station area, and will include civic spaces dedicated to public activities throughout the year. Among the first buildings expected to rise above the Reston Station Metro Facility is a residential tower. Additional initial uses are expected to include restaurants, cafés, upscale retail establishments, and convenience oriented retailers. 

Reston Station represents the beginning transformation of the area around Metro's Silver Line extension to Dulles Airport into a transit oriented mixed-use, urban corridor. Development plans for Reston Station include the core improvements needed to encourage an integrated approach to mixed-use, urban development in the corridor, development of pedestrian friendly environments, provisions for cohesive access for bicycle oriented commuters, and development of significant work force housing in the Reston Station area.

The selection of the general contractor paves the way for construction to commence on the Reston Station Metro Facility, which will be among the largest construction projects in the region, including 7 levels of underground parking and transit oriented facilities comprising 1M SF space dedicated to the needs of Metro commuters.

The public-private partnership between Comstock and Fairfax County provides for all costs associated with the private development portions of the Reston Station Metro Facility and certain public improvements to be paid by Comstock. Costs to be covered by Fairfax County are limited to costs associated with the commuter transit facility portion of the Reston Station Metro Facility and certain other public improvements, expected to be approximately $87 million.
