DeCaro Luxury Real Estate Auctions Announces Absolute Auction for Kiawah Island Retreat in South Carolina

9,400-Square-Foot Waterfront Estate to Be Sold to Highest Bidder Without Reserve on November 1

KIAWAH ISLAND, SC--(Marketwired - Oct 27, 2014) - DeCaro Luxury Real Estate Auctions has announced the absolute auction of 40 Shoolbred Court, a 9,400-square-foot island retreat off the coast of South Carolina, on November 1, 2014 at 11:00 a.m. The estate sits on the Kiawah River waterfront, minutes from the Charleston Harbor in the exclusive neighborhood of Rhetts Bluff. The five-bedroom, five and two half-bathroom property will sell to the highest bidder without reserve on auction day.

"Condé Nast Traveler just named Kiawah Island and one of the world's top 30 islands, second only to a remote topical island in the Philippines. It's also known as a popular vacation spot for celebrities like Ray Allen, Dan Marino and Tara Lipinski, who all have homes on the island," said Daniel DeCaro, DeCaro Luxury Real Estate Auctions Founder and Auctioneer. "Architect Skip Wallace, who owns Island Architects, designed 40 Shoolbred Court in 2000. He paid exceptional attention to every detail, from the custom-coffered ceilings and reclaimed heart-of-pine wood flooring to the antique copper roofing. The current homeowner has also taken great care to maintain the property and made several upgrades within the last year."

40 Shoolbred Court is surrounded by lush palm trees, native plantings and manicured vertical gardens. The home's exterior is marked by a one-of-a-kind front door that was salvaged from an antebellum mansion and new plantation shutters on all of the windows. Open porches encompass 1,100 square feet of the property, which also has an 800-square-foot screened-in porch, complete with an outdoor kitchen, bar and grill.

The entryway of the estate features a grand foyer with two-story ceilings, a Fine Art Lamps chandelier and custom wainscoting trim, which carries throughout the home. On the first floor, the formal dining room and Great Room both connect to the screened porch and overlook the Kiawah River. The Great Room additionally has 11-foot ceilings, a wood-burning fireplace and a set of French doors that lead to the property's in-ground pool.

The home's gourmet kitchen features Heritage wood cabinetry and a center island with an ice maker, two Bosch dishwashers, Sub-Zero refrigerator drawers and breakfast bar-seating for four. A butler's pantry, a separate storage pantry and a utility room with a half bathroom are also located adjacent to the kitchen.

Other entertaining and living areas at the estate include a hand-painted wine cellar with built-in shelves for up to 2,500 bottles; a spa-grade wooden sauna; a screening room with movie-theater style seating; and a home gym. The master suite is located on the second floor and features a marble fireplace, a 13' x 17' walk-in closet with custom shelving, and a separate sitting room. The master bath includes a stone-lined Jacuzzi tub, a frameless glass shower and his-and-hers vanity sinks.

The backyard grounds at 40 Shoolbred Court feature a 2,000-square-foot pool and a stone-lined hot tub, both of which are surrounded by an Ipe wood deck, a new brick pathway, freshly planted grass and outdoor speakers. A private deep-water dock is also located on the property and has an 11-foot depth during low tide, as well as a new boat and kayak lift that provide direct access to the Kiawah River.

Additionally, a 716-square-foot carriage house next to the main home has a full bathroom, living area and a bedroom, which could serve as a guest suite or be converted into a private home office. The property's garage has parking for four cars, as well as an elevator to the third floor of the main home. The garage also offers boat trailer storage, a workshop, a redwood-paneled shower, a separate changing room and a garbage area for backdoor trash pick-up.

Kiawah Island was named by Forbes in 2013 as one of America's top 10 luxury beaches. It is known for its gated beach and golf resort, as well as its luxury waterfront homes. Accessible by car, boat and aircraft, the island is part of the Charleston-North Charleston-Summerville metropolitan area and is located along the Atlantic coast, minutes from the Charleston Harbor.

The auction will be held onsite at 40 Shoolbred Court, Kiawah Island, South Carolina on Saturday, November 1 at 11:00 a.m. Broker participation is invited.

The property is open for prospective buyers to view on Saturdays and Sundays, from 1:00 p.m. to 4:00 p.m. beginning Saturday, October 11, 2014. The last scheduled open house will be held the day before the auction on Friday, October 31, 2014 from 1:00 p.m. to 4:00 p.m. The estate may also be shown by private appointment by contacting DeCaro Luxury Real Estate Auctions.
