FNC Software Update Helps Mortgage Lenders Get a Closer Look at Properties

OXFORD, MS--(Marketwire - July 13, 2010) -  FNC clients -- the nation's major mortgage lenders and services -- can take a closer look at the properties that support their loans when the technology company releases its latest software update this month.

As part of its ongoing product enhancements, FNC's Data & Analytics division has announced newly upgraded mapping functionality for some of its software.

Lenders and servicers who use the company's QC Vigilance and Easy Price Opinion software will now be able to view a map of subject properties and their neighborhoods, including comparables chosen by the appraiser, using several different viewing options. Ideal for underwriters, quality assurance, and quality control professionals, the software enables views at the aerial, bird's eye, and road levels.

Users can more easily identify external influences near a subject property or neighborhood. Within the upgraded map, users can also zoom and navigate in any direction to view additional neighborhoods and factors in the area.

"We believe this new functionality will help our clients more accurately validate property values and mitigate risk from fraud and inappropriate comparable sale selection," said Bob Dorsey, FNC's Chief of Data & Analytics.

QC Vigilance is a Web-based quality control tool that helps reviewers quickly gauge the quality of the appraisal backing a loan by thoroughly analyzing the comparables. The user compares the subject property and comparables listed on the appraisal to those found in the National Collateral Database™ (NCD). QCV offers an interactive map plotting the subject and comps (from the appraisal and from the NCD) and a thorough report.

Easy Price Opinion is a Web-based, interactive product that gives users tools and information needed to quickly generate a price opinion based on selected comps. The user enters an address and EPO returns a map with the subject and 15 comparable properties selected from the National Collateral Database. EPO lets users view property details for the subject and comparable properties. It also helps analyze comparable properties and generates a price opinion based on the comparables chosen by the user.
