Former American Countryside Farmers Market Property to Sell at Auction

ELKHART, IN--(Marketwire - Apr 27, 2011) - The building that served as home to the American Countryside Farmers Market will sell at absolute auction Wednesday, June 15. Built in 2006 by Amish craftsmen, the 51,000-square-foot building is the world's largest structure framed with peg-reinforced mortise-and-tenon joinery.

Also selling will be 50 acres in five adjacent commercial lots and approximately 250 acres of adjoining land. Schrader Real Estate and Auction Company will conduct the auction.

"There's really never been a building like this before, and there probably never will be again," said R.D. Schrader, president of the auction company. "This property is so unique that it was the subject of a documentary that ran on all of the Indiana PBS stations. In its brief lifetime, this remarkable structure has become one of the area's best-known landmarks."

Because of its previous use as a multi-vendor farmers market, the building has 215 indoor vendor spaces with separate power meters, according to Schrader. "This makes it ideal for a destination retail operation, but it is also suitable for use as a restaurant, hotel, data center or school. As is well known, the farmers market closed for reasons that have little or no impact on the facility's potential going forward. In fact, it creates an opportunity for someone with the vision to create something special that takes full advantage of a truly unique building," he said.

The building incorporates beams as large as 16 inches by 16 inches and 50 feet long. "About 90% of the beams are Douglas fir, but it also includes red oak, white oak, beech, hickory and yellow poplar. The builders made excellent use of contrasting woods like maple, walnut and cherry for aprons, railings and other elements," said Schrader. Some of the wood was harvested within 300 yards of the building.
