Four Tips for Holding a Successful Open House

1) Hold Your Open House as Soon as Possible - Hold your open house as soon as possible after you list it. In addition, advertise your open house in your local newspaper, enlist your neighbors to help spread the word, and send out flyers to local real estate brokerage companies. Last, put open house signs in high-traffic areas and add balloons to them to ensure they'll stand out and be visible.

3) Help Buyers See the Value - Turn on all the lights in your home (except any that make noise) and create and display a bulletin board of seasonal photos of your home so that buyers can see what they're buying. Also, set out important documents about your home, such as four-color flyers with photos and info about your home, recent appraisal or home inspection reports, etc.

4) Be Professional - If a real estate agent is holding your open house for you, you'll need to leave. But, if you're holding the open house yourself, be upbeat and greet potential buyers in a pleasant manner. Find out what they are looking for and, if possible, show them how and what ways your home fulfills those requirements (without overdoing it or sharing any personal information). Then, do your best to stay out of their way.
