H & H Rock Companies Closes Deal With Chevy Chase Bank for New Branch at Minstrel Crossing, Columbia

Bank Is Key Part of Revitalization of Former Industrial Area

BALTIMORE, MD--(Marketwire - July 12, 2007) - H & H Rock Companies, a full-service real estate development firm headquartered in Elkridge, MD, closed a deal this week with Chevy Chase Bank on a one-acre pad site at Minstrel Crossing in Columbia, MD. The bank's new branch will be located on the key front corner position of the retail/commercial development and will serve customers who work in the surrounding office and commercial areas.

Minstrel Crossing is located on nine acres of land at the corners of Snowden River Parkway and Broken Land Parkway, two central thoroughfares in Columbia. H & H Rock purchased the land two years ago. It included a 30,000 SF outdated concrete industrial building which was demolished.

"When we purchased the property, we knew the real value lay in the land," explains Bradd M. Caplan, Project Manager.

H & H Rock has already signed a deal with OTO Development for 5.4 acres of the Minstrel Crossing site. That parcel will be home to two hotels, a 117-room SpringHill Suites and a 124-room Hampton Inn Suites. H & H Rock will retain the two remaining lots on the site and plan to build a two-story, 32,000-square-foot building with offices on the upper floor and retail on the ground floor.

"This area of Columbia is ripe for revitalization," believes Caplan. "It's essentially the back door into Columbia. It's been an industrial area, but the zoning allows for a wide range of uses including restaurants, banks and hotels, so there are a lot of opportunities here for new development and growth."
