Sale and leaseback scheme in French resorts offers guaranteed rental returns to property investors

LONDON, UNITED KINGDOM--(CCNMatthews - April 10, 2007) - residential investment property specialist, Langtons Property Plus ( has introduced 'sale and leaseback' for four of its French developments allowing property investors to relax in the sun, play golf and unwind whilst enjoying potential capital rises and the benefits of guaranteed rental returns.

The initial four developments are Belleme, a luxury golf complex in southern Normandy, just a hop across the Channel and two hours drive from Paris; Residence du Cap, a palm fringed naturist colony in the Languedoc in Southern France; Vallee D'Aulnes a stunning development inspired by the medieval city itself in La Rochelle, and La Baule in the Loire, situated at the heart of Europe's largest golf course. Sale and leaseback is a method of buying property as an investment whereby the property is commercially rented out providing a guaranteed return and potential capital growth for the purchaser. The property is bought freehold, with furnishings, decor and equipment part of the agreed sale. This means each property is sold ready for rental. Purchasers of qualifying properties receive a refund of the TVA paid (currently 19.6%) from the French Tax Administration. The property is leased back for a predetermined period for a guaranteed rental amount. The purchaser also gets between two and four weeks a year of personal usage from their property. Some residences can offer pure investment opportunities with no personal usage, in these cases the rental yield tends to be higher.

Under the sale and leaseback conditions, these developments offer an annual net return of 3.6% - 4.5% (returns vary according to development), a VAT refund of 19.60%, and a commercial lease period (this varies according to development but tends to be either nine or eleven years). They also qualify as, or towards, a SIPP.
