Hydro Ottawa Recognizes Cool Conservation at the World Exchange Plaza

OTTAWA, ONTARIO--(Marketwire - April 20, 2009) - The Bentall LP 'ForeverGreen' initiative is in full swing at the World Exchange Plaza owned by bcIMC Realty Corporation, where the property management firm has cut annual energy use by more than 800,545 kilowatt-hours - enough to power at least 89 homes for an entire year. To recognize the property's innovative efforts, Hydro Ottawa is presenting Bentall LP and bcIMC Realty Corporation with this month's Companies for Conservation award.

Bentall LP spearheads frequent energy audits at the Plaza as part of its continuous improvement philosophy. Over the past several years, Bentall LP has been educating tenants and staff about the importance of conservation, and has made substantial investments in the building's efficiency.

At 45 O'Connor Street, lighting upgrades have resulted in annual electricity savings of 557,647 kilowatt-hours. All the Plaza's backlit exit signs and exterior Christmas lights have been converted to more efficient LED bulbs. The company's innovative "It's Cool to be in the Dark" program, complementing environmental tips in the Tenant Design Manual, encourages responsible use of facility lights during the summer months.

Air conditioning upgrades have allowed even more energy savings at the Plaza. The building automation system was upgraded in 2007, ensuring maximum air-conditioning efficiency, and providing valuable data to benchmark consumption levels. Bentall LP is currently replacing the drives on its cooling towers and air handling units, eventually aiming to reduce the energy demand of the building's cooling system.

The Grey Water Recovery System, a truly groundbreaking resource conservation program, allows the Plaza's cooling towers to run using stores of rainwater - ideally taking the demand off of municipal water, and reducing energy consumption at the City of Ottawa's water facilities.

Over the next year, the company is looking to implement new lighting programs focused on daylight harvesting. Bentall LP is also considering the installation of occupancy sensors in various rooms throughout the plaza, to ensure lights are shut off when nobody is using them.

'Companies for Conservation' is an initiative to celebrate the exciting and innovative conservation projects being undertaken by commercial electricity users in Ottawa. The program, which started in October 2007, recognizes one local company or organization for their conservation leadership every month. These companies are making a difference by embodying a true culture of conservation.
