For February 2007, the average listed rent price of all listed rentals in these areas was $2,052.97, representing a 0.4% decrease in rent prices over two months ago. This was a general price decrease across all rental types, with about 47% of listings in the San Fernando Valley -- West region being houses, duplexes, or triplexes, as opposed to apartments, condos, or townhouses. This ratio of houses to apartments was relatively unchanged over two months ago, when approximately 46% of listings in these areas were listed as houses, etc.

There was a shift toward more studios and one bedroom houses and apartments listed for rent. Two months ago, approximately 27% of listings in the San Fernando Valley -- West region were studios, singles, and one bedrooms. For February 2007, that percentage has increased to approximately 27%.

The largest rent decreases occurred in West Hills, where the total decrease was 20.7% and Winnetka, where the total decrease was 14.1%. Rent prices also decreased in Woodland Hills (down 5.3%), Reseda (down 4.1%), Canoga Park (down 4.0%), Lake Balboa (down 1.7%), Encino (down 1.2%), and Northridge (down 1.0%).

Rent prices increased in Agoura Hills by 33.5% and Calabasas by 21.8%. Rent prices were also up in Tarzana (up 13.2%), Porter Ranch (up 12.2%), and Chatsworth (up 6.5%).
