Owner of Village at Blount Springs Development to Sell Last 39 Home Sites at Auction

BLOUNT SPRINGS, AL--(Marketwire - September 30, 2009) - When developer John Young learned in 2004 about the upcoming auction of the development known as The Village at Blount Springs, he knew he had to act promptly if he wanted to buy it. Now, he's hoping the same dynamic will be at work as he prepares to auction the 39 remaining home sites at 10 a.m. on Oct. 31.

The home sites -- along with a three-bedroom home and a residence-style multi-use building -- will sell individually. Twenty home sites will sell at absolute auction, with no minimum or reserve.

"We really wanted it in 2004, because it was a beautiful community within an easy commuting distance to Birmingham. We've done really well, building 20 houses and selling all but the last 39 home sites. But now, we're ready to sell those and close out this phase of the project," said Young. Albert Burney Auction, of Gadsden, will market the subdivision.

The development, designed by Duany Plater-Zyberk and Company (DPZ), the architecture firm that designed the famous Seaside community in Destin, Fla., has its own 12-acre stocked lake, pool, spa, sauna, fitness center, tennis courts, a chapel, a post office and parks.

"It's really a world all its own," said Warren Ward, president of Albert Burney. "It takes less than a half hour to get downtown, and a lot of the residents work in Birmingham. When you drive past the gate, you can hear the waterfall and the water running down the creek."

Young said he is hoping the auction will attract interest more quickly in the currently slow real estate market. "In this kind of market, which is slow but improving, it could take a while to sell the remaining sites one at a time. The auction will move some inventory and pave the way for a possible expansion of The Village on adjacent land that we own," he said.
