Padua Stables, One of The World's Most Impressive Equestrian Estates, to Sell at Auction

Industry Leader Satish Sanan Decides to Sell His Upscale 763-Acre Equestrian Facility at a Real Estate Auction Through J.P. King Auction Company

OCALA, FL--(Marketwire - Apr 3, 2012) - Padua Stables, the 763-acre property developed and owned by the prominent owner and breeder of thoroughbred race horses, Satish Sanan, will sell at a real estate auction on May 31. One of the world's most pristine Equestrian estates, the facility is available in two tracts or as an entirety, providing an opportunity to own part of the impeccable property. The auction will be conducted by J.P. King Auction Company.

When Sanan began developing Padua Stables in 1998, he toured racing stables around the United States and Europe to ensure he created the most state-of-the-art facility. He has spent the years since developing it into a world-class location and an ideal setting for developing champion horses. Its impressive and meticulously-kept grounds are evidence of the clear vision Sanan had from the beginning: ensure that the horses are in the best environment possible.

Before deciding to move his operation to Kentucky in 2007, Sanan had invested nearly $30 million into Padua Stables. Prior to enlisting J.P. King's services, Padua Stables was available for purchase through traditional real estate methods for three years.

"Over the years Padua has evolved into a high-end breed-to-race operation. Rather than buying horses at the auctions, we breed most of the horses we race," said Sanan. "We were shipping our high-end mares from Florida to Kentucky and back every year, and it didn't make financial sense anymore. So we decided to transition our operations to Kentucky and purchased a farm in Lexington, Kentucky. It's a shame, because we put our heart and soul and a lot of capital into the farm in Florida, but it's the best thing for our business to do.

"We interviewed a lot of auction companies, and J.P. King had the reputation we were looking for and was the biggest, best and most experienced with a type of property like ours," Sanan said.

While training horses at Padua, Sanan has produced multiple Graded Stakes winners and Breeder's Cup champions.

About Padua Stables: Situated over 763 sprawling acres, Padua Stables is one of the world's most impressive equestrian facilities. With access granted through one of four decorative, gated entries, the property features an 8,000 square foot main residence, with a large, open floor plan designed for entertaining, and a pool and patio overlooking the largest lake on the property. The eight-bedroom and 5.5-bathroom estate is only the beginning of what the scenic and detailed property has to offer.

At Padua Stables, the horses live as comfortably and extravagantly as the guests, with equestrian facilities that include 11 premier barns with 202 stalls. The 3/4-mile dirt track and a one-mile turf track were each designed by Dennis Moore of Santa Anita, Hollywood Park, Remington, Sam Houston, Lone Star and Ruidoso fame. There are numerous covered hot walkers and round pens, a stallion breeding complex, training facility and a broodmare/foaling operation. Whether for business, breeding, racing or entertaining, Padua Stables is the definition of a turn-key operation.

The main executive office building fulfills everything a business could need for operation. Occupying 5,200 square feet, the office includes everything from a conference room, lounge and private offices to a wet bar, full-service kitchen, fireplace and a view of Lake Lotus. Also offering exceptionally nice private housing for guests, managers and staff, Padua Stables totals 13 residences along with a 7,000 square-foot dormitory with 22 rooms.

With underground utilities, three maintenance buildings and three greenhouses used solely for maintaining the property's elaborate landscaping, no detail has been overlooked at Padua Stables.

Additional specifics of each improvement can be found at the Padua Stables listing on J.P. King's website.
