SmithGroup Awarded Redesign of 1440 New York Avenue

Repositioning Commercial Offices Continues in Washington, DC

WASHINGTON, DC--(Marketwire - August 12, 2009) - The Washington, D.C. office of SmithGroup, a nationally acclaimed architecture, interior design, engineering, and planning firm, was awarded a contract to redesign and modernize 1440 New York Avenue, NW, a 220,000 square foot office building that was originally constructed in 1927. The 11-story building, strategically located across from the U.S. Department of Treasury, provides views of the White House, the Pennsylvania Avenue promenade, and the National Mall. 1440 New York Avenue Corporation owns the multi-tenanted property, which is currently occupied by national law firm Skadden, Arps, Slate, Meagher & Flom LLP. ING Clarion Partners serves as the Investment Management Advisor.

SmithGroup will provide architecture and interior design services under the leadership of principal-in-charge David Varner, AIA, LEED AP, and designer Sven Shockey, AIA, LEED AP. The team's vision is to modernize the building, preserving its historic character while creating bright, lively, and inviting public spaces, commensurate with its prominent site.

"The new project gives me the opportunity to revisit the building where I designed the last major renovation in 1985," said Varner, vice president, SmithGroup. At the time, Varner was with the firm Keyes Condon Florance, which merged with SmithGroup in 1999. "It's been 25 years since the last major renovation, and the workplace has changed significantly. We are pleased to have the opportunity to update the design in exciting and meaningful ways."

The new building program will create a dramatic main entrance with signature glass canopy at 15th Street; enhance the lobby with a three-story atrium, abundant access to daylight, and new finishes; and add a new state-of-the-art fitness center. Elevator access will be provided to the rooftop, where a new canopy and landscaped terraces are planned. Other improvements include new elevator interior finishes and updated restrooms.
