SmithGroup Relocates Washington, DC Office to 901 K Street NW

Workplace of the Future Showcased in Forward-Thinking Design, Increased Operational Efficiencies

The firm had spent the past 11 years as a tenant at the 1850 K Street Building, which stands approximately 10 blocks to the west.

The 901 K Street building was designed by SmithGroup's Workplace Studio and completed in 2010. The 280,000-square foot building, surrounded by many of Washington's most recognized downtown landmarks, achieved LEED-CS Gold rating from the U.S. Green Building Council.

The move significantly consolidates the firm's floor plate from 52,000-square feet to just 35,000-square feet. It also demonstrates SmithGroup's first step in implementing its new corporate Workplace of the Future initiative.

The program started to take form in 2009, as the 800-employee strong SmithGroup began to evaluate its real estate portfolio companywide. The goals for the exercise were to assess efficiencies in real estate utilization, and to evaluate image and experiential consistencies across all offices. An in-depth analysis of space assignment data, interviews with a cross-section of employees, and review of office imagery revealed the need for a consistent approach in the planning and design of the firm's offices to achieve a unified brand image across all locations.

SmithGroup's 175 employees in Washington, DC are the first of the company's 10 U.S. offices to adopt the new design standards. The new 100 percent open studio concept provides a range of environments that accommodate collaboration and varying work styles, evolving demographics, and advances in technology while reducing the overall real estate per staffer from 290 to 205-square feet. In addition to conferencing areas, the layout includes two to four-person huddle rooms, teaming areas, and a spacious living room and café. For tasks requiring more privacy, one-person enclaves give employees a quiet place for phone calls or more focused tasks.

SmithGroup employees and the other 901 K Street building tenants also have access to a complimentary fitness center located at the first level. The penthouse level includes a 2,200-square foot terrace, open for use throughout the year.

The newly-renovated office is pursuing LEED-CI Platinum.
