Southwest Kansas Farmland, Mineral Rights to Sell in Oct. 20 Auction

GARDEN CITY, KS--(Marketwire - September 9, 2010) -  Approximately 3,552 acres of Southwest Kansas farmland, including irrigated land, dryland and pasture, will sell at auction Wednesday, Oct. 20, as the Nelle Beach Trust seeks to liquidate its holdings near Garden City. Schrader-Westchester auctions will manage the sale.

The sale will also include eight mineral tracts that are currently producing royalty income, according to Scott Shuman, of Westchester Auctions. "Over a five-year period, mineral royalties have averaged more than $44,000 per year, so this is a unique offering," he added.

"In all, we'll be selling 22 land tracts and eight mineral tracts. Most of the land -- 2,752 acres -- is tillable cropland, with the balance in pastureland. Tracts range from 44 acres to 312 acres, including 15 irrigated quarters. Most of the land is currently under leases expiring in 2011," said Shuman.

"Few investments have been able to match the returns of quality cropland in recent years, and this is an excellent opportunity to obtain land that has been in the trust for more than four decades. The descendants of Nelle Beach are now so numerous and dispersed geographically, the trust now feels it is time to liquidate the holdings," said Shuman.

The auction will take place on Wednesday, Oct. 20 at the Clarion Inn in Garden City, Kansas. Schrader-Westchester representatives will be available at the Clarion Inn to provide information and offer property inspections on Wednesday, Sept. 22 and Thursday, Oct. 7.
