Spectrum | Emery's Franklin Park Reaches Milestone: Exterior Framing of First Class-A Office Building Completed

As One Franklin Park Is Topped Off, Company Announces Official Completion Dates and Unveils New Renderings of Unrivaled Green Office Park Community

FRANKLIN, TN--(Marketwired - Dec 17, 2013) - The next big milestone is here for Cool Springs as Spectrum | Emery's Franklin Park today held a topping off ceremony marking the completion of the exterior framing of One Franklin Park, the development's first Class-A office building and Cool Springs' first 10-story office tower. Franklin Park is a dynamic, 71-acre mixed-use corporate complex that will feature five Class-A office towers, a 350 unit multi-family apartment community and over 12 acres of unrivaled green space that will be the centerpiece of the project. Spectrum | Emery announced that One Franklin Park, which will feature 272,720 Square Feet of rentable office space, will be fully completed by September 1st, 2014, paving the way for an October 1st, 2014 move-in date for future tenants.

"This is a great day for our project team, Franklin Park and Cool Springs," said David Wells, vice president of Spectrum | Emery. "With One Franklin Park topped off, prospective tenants can now see why this will be the iconic building in our market with unparalleled access and visibility from I-65."

Last year, Spectrum | Emery broke ground on the $10 million, 12-acre communal green space centerpiece for Franklin Park, nestled on the corner of McEwen and Carothers Parkway in Cool Springs. The green space is highlighted by an outdoor amphitheater, waterways, ponds, walking paths, and open fields large enough to host outdoor activities and company gatherings.

"We set out to create something different and we knew that starting with the park was the right move given it is the centerpiece of the project. One Franklin Park will feature floor to ceiling glass curtain walls allowing tenants to enjoy the breathtaking views of the park and the surrounding rolling hills of Franklin, TN," added Wells.

One Franklin Park has been developed to cater to Fortune 500 companies and businesses within the financial, legal, healthcare and technology industries. The first floor was designed to accommodate complementary retail uses that support the needs of the office's tenants and their employees. One Franklin Park features a covered parking deck which will provide further convenience with covered walk-ways from the building to allow for comfortable and easy access from car to office. There will be an above industry standard ratio of 5 parking spaces per 1,000 Square Feet. Upon completion One Franklin Park will seek LEED Certification.

Spectrum | Emery, as master developer, is bringing Franklin Park to market on the heels of decades of sustained growth within the Cool Springs, which is one of the top locations in the United States for Fortune 500 companies and corporate relocations. Bell and Associates of Brentwood, TN has acted as the general contractor and Duda Paine of Durham, NC is the building's architect.
