Sundaybell Inc.: Does the Traditional Real Estate Model Make Sense?

Consumers are putting more pressure on the real estate industry by using the For Sale By Owner (FSBO) business model vs. traditional real estate. Sundaybell Inc., an innovative new online service, informs consumers about their real estate options and encourages them to look to Real Estate Agents for their expertise.

Giving consumers the ability to review the services available by real estate agents, negotiating with them anonymously, and creating awareness about reduced commission rates and buyers' rebates, Sundaybell urges consumers to reconsider the option of using a full service Real Estate Agent.

"Statistics show that Real Estate Brokerages are losing anywhere between 20-30 percent of their clientele to the FSBO model," says Lee Redwood, Vice President of Sales at Sundaybell. "The perception is that if a consumer uses a FSBO model, in essence they will save on commission rates. What home owners are forgetting is that they are not experts in real estate and may not be getting the full dollar value for their homes, which costs more in the long-run".

"As some FSBO models offer a la carte services, pre-defined sales packages, or simply a MLS listing, how can an inexperienced consumer really know they are doing what's best for them," says Andrew Brest, Vice President of Marketing. "Buying or selling a home can be one of the most important decisions in a persons' life, so if it's me, I want to be sure I'm making all the right decisions and not missing any of the details, which is why it's important to have the right agent working for you".

As part of the profiling process at www.sundaybell.com, consumers are asked questions about what they want in terms of commission rates, buyers' rebates and real estate services. They can pick and choose what they want to discuss with licensed agents, identify what is most important to them, and negotiate anonymously. The service is free for consumers.

"Real estate agents know that the business is changing," says Redwood. "What consumers don't know is that agents do offer discounts (reduced commissions) and buyers' rebates, which makes them very cost competitive to FSBO models."

"It's essentially having the best of both worlds," adds Brest. "By using an expert, consumers can feel comfortable in their real estate decisions and the cost of doing so is more competitive. It just makes sense."

Once profiled, consumers and real estate agents are matched at www.sundaybell.com using a proprietary system that identifies key services, commission structures, rebates and other information within their profiles. It only takes a few minutes to create a profile and the site offers other additional educational material to assist in the overall process.
