T2 Capital Management, LLC Announces Closing of Commercial Real Estate Fund

CHICAGO, IL--(Marketwire - Aug 30, 2011) - T2 Capital Management LLC, a real estate firm headquartered in Wheaton, Illinois, today announced the final closing of the T2 Opportunity Fund, LLC (Fund), a $9 million contrarian real estate fund focused on short-term debt and equity investments in commercial properties within the United States.

"We are pleased to announce the closing of our fund and thank our investors who have entrusted us to manage their capital," said Jeff Brown, CEO of T2 Capital Management.

The Fund will invest in privately negotiated transactions structured as senior debt, mezzanine debt, preferred equity, or combinations thereof. The Fund seeks to acquire or finance high-quality real estate assets throughout the Unites States in which there is a clear exit strategy and value-add potential.

"This hybrid debt and equity investment strategy along with the ability to quickly deploy capital differentiates us from conventional capital sources such as bank financing," said John Southard, a Director at T2 Capital Management.

The Fund will consider a broad range of property types including office, retail, industrial, multi-family, hospitality, senior housing, and self-storage. The Fund will focus on relatively short-term investments and strive to deploy and return all investors capital within 3 years from the closing.
