Terracare Associates and ET Water Systems Earn More Than $14K Water Use Rebate From Denver Water for Bowles Crossing Shopping Center in Littleton, Colorado

Smart Irrigation Controllers Decreased Water Consumption by 37%, Payback Achieved in the First Year; 77% Future Savings Projected

LITTLETON, CO--(Marketwire - April 4, 2011) - Terracare Associates, LLC, one of the region's leading commercial landscape management companies, in partnership with ET Water Systems, Inc., a green technology services company that specializes in water conservation, management, and smart irrigation control, and CB Richard Ellis (CBRE), the global leader in real estate services, today announced that they have collectively delivered substantial landscape water use savings to the Bowles Crossing Shopping Center in Littleton, Colorado, with the deployment of ET Water weather-based smart irrigation controllers. The CBRE managed Bowles Crossing Shopping Center received a $14,881 refund from Denver Water as part of the water agency's rebate program for the installation of Denver Water Approved weather-based smart controllers.

Terracare Associates began providing weekly landscape management services for the shopping center in 2010. The high visibility of the property requires meticulous attention to detail and a high level of workmanship. The scope of Terracare Associates' services includes landscape maintenance of large turf areas, shrub beds, ground covers and perennial beds, as well as planted islands and tree wells. In support of CBRE's environmental sustainability commitment, Terracare Associates worked closely with CBRE Manager, Jen Silva, to install ETwater™ controllers in early 2010. The goal of this effort was to lower the site's water use costs and create a more sustainable landscape through appropriate plant selection and renovations.

Terracare Associates partnered with ET Water Systems three years ago, to serve the water conservation and budgeting needs of a growing list of clients including CBRE, and Associa, as well as private schools and other leading companies in the region. Through their Water Conservation Program, Terracare Associates has installed ETwater smart controllers at commercial sites throughout the region, helping numerous clients reduce their landscape water use costs and conserve this valuable resource.

The Bowles Crossing Shopping Center site is comprised of nearly 74 acres of mixed landscape including more than 4.25 acres of turf. In the first full 2010 irrigation season, Terracare Associates' management of the ET Water System led to decline in landscape water consumption of 3,463,744 gallons from 2009. A water cost savings of $16,200 achieved a recovery of the initial capital investment in less than one year. Due to the location of the property, the site was also eligible to participate in the Denver Water rebate program which added an additional $14,881 refund to the client.

"As stewards of our local and global communities, Terracare Associates' partnership with ET Water was a natural fit. The success of the ET Water program for our company has been extremely rewarding," states Brent Trujillo, Colorado Operations Manager. "As the largest installer of the ETwater controllers in Colorado, Terracare Associates' commitment to the environment and sustainable operations has led to a lasting and successful partnership not only with ET Water, but also with our clients."

"CB Richard Ellis has been focused on sustainability and ETwater controllers for a number of years," said Jen Silva, Real Estate Manager for CB Richard Ellis. "A few of the office buildings were utilizing ETwater controllers, but not large retail shopping centers. Bowles Crossing has multiple irrigation clocks as well as large amounts of turf, trees, and beds. You could see that we were using more water than needed when the water would run onto the streets and when the automated sprinklers were running during rain storms. Adding ETwater controllers on every clock the Landlord controls has significantly reduced our water consumption and installation rebates nearly paid for the initial installation. We are also receiving on-going refunds from Denver Water, so we had a payback in less than a year. We are very excited with the results at Bowles Crossing and are evaluating further retail shopping centers for the ET controllers."
