The New American Dream's First Phase Breaks Ground

Model for Popular Ranch Cottages to Open in Fall

PRESCOTT, AZ--(Marketwire - Mar 4, 2013) - Today Talking Rock Ranch, a private luxury home community in Prescott, Ariz., announced the ground breaking on the first phase of its latest concept, The New American Dream. Construction on a model of Plan B of the recently re-launched Ranch Cottages began Monday, Feb. 25. The model is scheduled to be completed late August, with a grand opening in September. In addition to announcing the groundbreaking, Talking Rock also revealed more than $36,900 in incentives to prospective home buyers.

The New American Dream embodies a shift in consumer attitudes influenced by changes in technology, the environment and the economy. Homebuyers are now seeking smaller, more energy-efficient homes with high-quality amenities designed for spending time with family and friends.

First introduced in 2004, Geoffrey H. Edmunds' Ranch Cottages were at the forefront of the transition to the New American Dream. At 2,070 square feet, Plan B of the Ranch Cottages fully encompasses the concept with three bedrooms, two and a half baths, an optional den and a two-car garage. The interior features the highest quality craftsmanship with hardwood floors and gourmet kitchens with granite counter tops.

With a total of four floor plans ranging in size from 1,960 to 2,555 square feet, the Ranch Cottages by Geoffrey H. Edmunds, available for as low as $399,900, feature scenic front and back covered porches, elegant interiors and the options for a casita or additional garage.

The second phase of the New American Dream, the Cooper Ranch Homes, will break ground this spring. Also featuring four floor plans, the Cooper Ranch Homes by Geoffrey H. Edmunds range in size from 2,378 to 2,629 square feet and feature bright, open layouts ideal for enjoying time with loved ones and entertaining guests. An exceptional value starting at $485,000, each elevation has the option for an additional bedroom, garage or casita.

"Both the Ranch Cottages and Cooper Ranch Homes are being built to meet the demand for smaller, more efficient homes," explains Tom Carlson, vice president of Geoffrey H. Edmunds. "These homes are built with an active lifestyle in mind."

If the luxury lifestyle is not a large enough incentive, Talking Rock offers additional enticements for interested house hunters. Those who buy a Ranch Cottage or Cooper Ranch Home before April 30 will receive nearly $36,900 in incentives. This limited time offer includes $20,000 off the purchase price, a complimentary social membership deposit worth $14,000 and approximately $2,900 from builder Geoffrey H. Edmunds towards the first year of HOA fees.
