West Virginia Commercial Property Auction Set for April 13

PRINCETON, WV--(Marketwire - March 10, 2010) -  A commercial property auction set for April 13 will feature manufacturing and warehouse space, plus approximately 36.5 acres selling in seven tracts.

The former Dean Company industrial facility on Bee Street in Princeton is highly visible from Route 460 and has 274,800 square feet -- 266,300 square feet of manufacturing area and 8,500 square feet of office space. It will sell along with approximately 36.5 acres in seven tracts. Woltz & Associates, of Roanoke, Va., will manage the sale.

"This is a versatile property that could be good for one tenant and one large business or multiple tenants and businesses," said Jim Woltz, president of Woltz & Associates. "This facility is ready to go, and even includes a 129,000-square-foot warehouse addition and a 5,000-square-foot brick office building that were built in 2001 for a combined $4 million. But the reserve on the entire property is only $2 million, so someone could get a great value."

The building has high ceilings (25 feet and 30 feet in the centers), and flooring is six-inch reinforced concrete.

"Because this property is so well equipped, it's suitable for a wide range of uses," said Woltz. "In addition to having offices and manufacturing areas that are ready for use, it's also ready for use as a distribution facility. Because it fronts Route 460, the property would also be an excellent retail location with proper zoning. The warehouse has loading dock and drive-in access, 100 paved parking spaces, and plenty of land for expansion."

Additional paved and unpaved acreage surrounding the manufacturing facility is zoned commercial and industrial, and is suitable for truck, trailer, and material storage, or for additions to the facility itself. All acreage is nearly level with frontage on Bee Street and Maple Street to the east, and will be offered in seven tracts, separately and in combination with the warehouse tract.

Woltz will offer previews of the property on March 23, March 30 and April 6. Individuals seeking additional information may contact the auction company at 800-551-3588 or visit www.woltz.com
